Start with the listing’s first five images
Most buyers will first see the front exterior, the main living area, the kitchen, the primary bedroom, and one strong secondary feature. Prepare those spaces before spending time on low-priority storage areas.
For the exterior, move cars away from the driveway and curb when possible. Bring in trash bins, hoses, toys, and small maintenance items. Check that porch lights work, sweep the entry, and open any gate the photographer may need to use.
Inside, create a clear visual path from the entry through the main living spaces. The camera should be able to show how the rooms connect without being interrupted by bags, pet supplies, temporary furniture, or stacked boxes.
Reduce clutter without making the home feel empty
Occupied homes often photograph best when they still feel comfortable but visually quiet. Keep a few intentional items and remove the small objects that create repetition.
In the kitchen, clear dish racks, soap bottles, paper towels, magnets, and countertop appliances that are not part of the room’s main presentation. A coffee maker or one decorative item can stay if it looks deliberate.
In bedrooms, make the beds, straighten nightstands, hide charging cables, and limit visible personal items. In bathrooms, close toilet lids, hang fresh towels evenly, and remove toiletries from counters and showers.
The goal is not to erase the seller’s personality. It is to make the room’s size, light, and function easier to understand.
Plan for pets, children, and work-from-home spaces
Photo appointments are easier when everyone knows where to be. Arrange for pets to leave the property or remain safely in a space that is not being photographed. Move bowls, beds, crates, and toys out of the main rooms before the appointment begins.
If children are home, prepare one temporary holding area for last-minute items rather than moving clutter from room to room. A garage or closed closet can work if those spaces are not part of the requested coverage.
For home offices, organize the desk enough to reveal the workspace. Remove private documents, family schedules, mail, and anything that should not appear online.
Check light, fans, blinds, and access
Replace burned-out bulbs and keep the color of the bulbs reasonably consistent within each room. Open blinds or curtains unless the photographer recommends another approach for glare or privacy. Turn off ceiling fans so blades do not blur in still images.
Unlock side gates, detached spaces, and requested amenity areas. If the listing includes a pool, workshop, media room, or upgraded garage, make sure that area is accessible and ready when the team arrives.

Save the final walkthrough for the last 15 minutes
Walk the property in the same sequence a buyer may view the gallery: exterior, entry, living area, kitchen, primary suite, secondary rooms, backyard, and special features.
Look for items that break a clean line: open cabinet doors, crooked chairs, visible cords, dark lamps, pet bowls, cleaning supplies, and cars outside. This quick pass often produces more value than another hour of organizing a closet that will not be photographed.
